New Ruins is about embracing decay and change. Build something good and you could be lucky enough to become ruins one day. If not, just dust. Our ruins will be a permacultured food forest and terraced gardens.
The Snackycito is above the store and has great views of the ocean and sunset. There are 4 picnic tables.
If you like surfing, you can grab one of our boards and head to Roca Blanca 10 mins away.
We dont believe in using exotic tropical woods, that's not eco. 90% renewable and local Coconut used. Once old and tall, it no longer gives good coconuts and is more difficult to harvest. Time to mill 6m long straight beams and plant some more.
We are off the grid. We produce our own energy. We pump our own water. We pipe in internet via long range microwave antennas.
All of these come with their own set of problems. But the reward is worth it.
We give workshops on off the grid living.
Welcome home. Our superadobe complex is ecological, elegant and comfortable. Made from recycled food sacks, rammed earth, barbed wire, chicken fence and finished with concrete.
The thermal mass of the half meter thick walls ensures its cool inside on the hottest days. If you dont mind sharing, each side can be rented seperately, check our other listings.
Oaxacan Art legend Francisco Toledo's tile design. Google him if you are heading to Oaxaca
Stairs up to the loft can be a little tricky for some people. So put your more agile friends up in the loft. Kids would love it, if they were invited, but they are not.
Loft of the dome is a cozy space for extra friends to come on your adventure
Queen bed and 3 port windows facing sunrise, the ocean and sunset
First floor of The Cone with palapa roof and private terrace. Floor and walls are cool to the touch making for a very comfortable space. Simple but usable spaces to unpack and settle in.
Every room comes with vintage kimonos. If you like yours so much you can buy it or we have others in the store.
Its airbnb so thoughtful touches like mezcal, incense and who knows what else.

We are taking care of you even in the natural details.
We like to garden.
Campeche is a beautiful hard wood that grows here natively. We propagate good local species around our 3 hectares of property.
It's a metaphor. Hopefully your stay with us will plant a seed for you in your life, inspiring you to grow.
Sometimes a tool just gets retired right on the spot and we grow mint in it. #MoijtosMoProblems

Nothing good comes easy and nothing that comes easy is good.
We are are far from self-sustaining with our food production. But we put lots of love in and sometimes get spicey treats as gifts. When preparing our meals for you, we used as much as possible from the garden.
All our water comes from one of two wells on the property and pumped using solar energy. This same water is filtered for drinking.
Amaranth the super grain. We have many super foods planted: Moringa, Chaya, and Noni (just to name a few)
There is no glass recycling in the area, so we make glass bricks by cutting bottles in half. The left over necks make perfect planters to get our tomatoes started in.
As spicey as our knifes are sharp. You have been warned
One of 2 composting toilets. We consider the work of maintaining our toilets to be humbling act of work and essential to complete nature’s process. Humans are at the top of the food chain, we eat the best and most nutrient rich foods available.
The waste from our kitchens goes back into our food system; so should our bodies’ waste. Instead of contaminating our groundwater using chemical fertilizers to grow food and septic systems, we prefer to be part of a complete system, adding nutrients
Enjoy a sunrise beach view while making an organic contribution to our compost. We recycle all waste from kitchen and the human body. Our dry composting toilets waste no water while completing nature's cycle returning all nutrients to the garden.
Facts:
The oldest building on the property.
We recycle all our organic waste, with no water squandered in the process.
Later, someone will shovel your organic waste. Appreciate that.
1% of Earth’s water is fresh and available. Why contaminate it?
Remove lid and put the seat down.
TCB (Take Care of Business)
Toilet paper goes down the hole.
Put 2-3 scoops of sawdust down
Sprinkle around for best coverage
No need to conserve
Replace lids on hole, toilet paper and sawdust
We have chickens, peafowl and turkeys. There are many native birds. All make noise. This is a great place to observe birbs in their natural habitat. We can loan you multiple books on their indentification. Also check out Cornell's birdnet.. wow!
Until the day it ends, New Ruins is a work in progress. Curtail your expectations of a polished resort. We are hard workers and theres always something going on. There will always be seams where the new mets the old. We can loan you a Come Along

We are an eco-conscious permaculture retreat center on a wild, empty beach between Puerto Escondido and Lagunas de Chacahua—just 100m from the ocean. New Ruins is built for wellness retreats, adventure groups, and creative escapes, hosting up to 20 guests. Expect Wild Comfort: rustic, immersive nature with thoughtful touches that make it feel easy and inspiring. Wake up to birds, fall asleep to waves, and spend your days surfing, exploring, or slowing down. We’re far from the tourist zone—this is an experience in nature, not a resort. We provide Manduka mats for retreats (only), shared spaces for gathering, and a layout designed for group flow and connection. Rooms & Layout: Beach Breeze: 1 King — private bath (toilet) + terrace The Dome: 2 Queen (ground + loft) — shared bath (shower + pee toilet) El Cono: 1 Queen — terrace — shared bath w/ Dome The Temple: King or 2 Twins — private bath (toilet) Sky: 1 Queen + 2 Full (split levels) — shared bath Clouds: 1 Queen — private shower + pee toilet The Parota: 4 Twins (bunks) — rustic, great for groups Bathrooms: Temple & Beach Breeze have full private bathrooms. Set on 1 hectare above the ocean with fruit trees, gardens, trails, and epic views—plus surf, swimming, and bioluminescence nearby—New Ruins is designed for connection, creativity, and reset. The Kitchen is a separate building that is the heart of the property. It has a very large indoor garden and is open air but mosquito screened. This is shared between everybody. It's fully equipped and generally speaking, all the food is available to you. We do expect you to bring your own specific food items, but the basics spices, oil we make available. Booze: We have wine, beer and mezcal for sale. But you are also welcome to bring your own. Beach Campfire: Firewood is always on hand for a beach fire, and feel free to enjoy our marshmallows or hotdogs while star gazing. There are 3 employees on the property, cleaning, maintenance, pool. you will see them and they are here to help with whatever. The owners Nico, ximena and 5 dogs live on the back part of the large property in a house up on the hill, more than 50M away. Keep to themselves but be available to help with whatever. help you go exploring in the area. New Ruins is very isolated, there are no shops, restraurantes or neighbors. Please be prepared with anything you may need ahead of time. Nearest shopping is 30mins away in car or 200 pesos via taxi. El Venado is about 2 KM away and is community of coconut farmers. Therefore you'll be surrounded buy huge coconut plantations. The houses are almost completely made from different parts of the coco. On the other side of us is Roca Blanca, a small tourist beach, visited by mostly local Mexicans. It has a surf break, rustic palapa restaurants and is great swimming and snorkeling. It is a walkable distance along the beach or a dirt road, about 20 mins walking or 5 by car. We are very remote and its difficult to get in and out. * We have a 12 person passenger Van. 2000 pesos per airport shuttle. * A taxi from rio grande will come and take you to rio grande for 200 pesos. (Easier) * But there are collectivo taxis that come and go every 30 mins in el venado, 2 kms away walking. For 15 pesos they'll take you to Rio Grande, the nearest town with commercial services and connections to other towns . And another 15 pesos to get back to el venado. (Cheaper) * From rio grande or along the highway The Collectivo Vans (Urvans) will take you to Puerto Escondido 45 mins away for 45 pesos. * From Rio grande, 20 pesos to get to the entrance of Chacahua National Park Lagoon system. * 2 hours Driving to Mazunte. * Having your own car or motorbike would allow for maximum mobility. Heres some things you might not like: It's rustic, as in not a 5 star resort. It is charming and comfortable, the rooms are bug free with mosquito screen on all doors and windows, but this is the jungle (there is life). Showers are not heated, but it's hot so the cold shower is good. We are far from stores. Bring any medicines, personal items. The room has indoor bathroom with toilet. The other 2 domes share a bathroom w/ shower and a pee only toilet. But for a number 2, you have to walk half a minute to 1 of the 2 dry composting toilets that use sawdust. The ocean is sometimes unsafe for actual swimming, but you can always play in the waves. But sometimes it is too rough to go out past the break. Roca Blanca that's down the coconut lined dirt road about 20 mins walking/5 mins in car, is a protected bay and is always safe to swim, and it has local restaurants on the beach where you can get fresh seafood and drinks.
